Voyage Academy
Odyssey was hired as an owner's rep for Voyage Academy to manage the $11.5M renovation and addition of 31,285 square feet. Odyssey assisted in the design, financing, entitlement, permitting, project management, and construction management components of the project. With this project, Voyage added multiple classrooms on two floors, more parking and queuing space, new playground space, as well as a new larger gym and stage. This project was delivered with a design-build format.

Canyon Rim Academy
Odyssey served as project owner's rep for Canyon Rim Academy as they transitioned from a 70-year-old Granite School District purchased facility to a brand-new, two-story building that will serve their students well. The old facility lacked air conditioning and had a boiler that would make Home Alone fans proud. Odyssey helped facilitate the construction and transition from the old building to the new building on the same site with no down time nor portable classrooms involved. School continued in the old building as the new building was built behind it. Upon completion of the building (over the summer break) the school moved over, and then demolition of the old school building and site work commenced. Odyssey also assisted Canyon Rim in securing extremely advantageous tax exempt financing to facilitate this build. Through a competitive bid for general contractors, we were able to save Canyon Rim almost $5M from the highest bidder in this design-bid-build format.

Lakeview Academy
Odyssey acted as owner's rep for Lakeview Academy in their 55,826 square foot expansion project that included a brand new 472 seat theater with balcony seating, additional spaceship rooms, music rooms, multipurpose rooms, a black box theater, new landscaping, as well as new classroom space. Odyssey served as the project manager in rezoning the property, procuring a design team, assisting in design, procuring a general contractor through a competitive bid, permitting, managing construction, and managing the construction draws. Through this design-bid-build process, Odyssey was able to save Lakeview over $3.4M from the high bid.

Albuquerque Warehouse Acquisition
Odyssey acquired this prime-located industrial warehouse property in Albuquerque. With the low market vacancy and a good lease in place, Odyssey raised $3.1M and secured financing of $5.6M. The access to I-25 and I-40 makes this property ideal for long term cash flow and appreciation.

Mater Academy of Nevada (Sahara Campus)
Odyssey found an existing building that would serve a school well, negotiated the purchase, received a conditional use permit through Clark County, raised over $4M of equity, secured $11M of debt financing, and closed on the property. Odyssey completed the comprehensive remodel in 9 months and on budget. After the initial tenant ceased operations, Odyssey secured a new long term lease with Mater Academy of Nevada. The new lease includes developing an additional 67,766 square feet of school space for a total of 100,766 square feet of education space on this campus. Included in the new phase is a full size high school gym as well as a full size synthetic soccer field. Odyssey has received the conditional use permit for the 8.19 acre campus buildout. The final completed campus will hold over 1,500 students in grades Pre K-12. Phase two is currently in design, slated for a July 1, 2028 delivery.

Elko Institute for Academic Achievement
EIAA has successfully operated for over 10 years, serving the K-8 students in Elko. After leasing for its entire existence, EIAA secured USDA funding for a new facility, but needed help executing. After soliciting proposals to manage their project, Odyssey was selected as the successful bidder. Initially the school wanted to build a brand new building. Odyssey assisted in the design, due diligence, and construction processes. After receiving three competitive bids that were all at least $5M over their budget, Odyssey assisted EIAA in changing gears, acquiring an existing building on favorable terms and managing the remodel in time to open school in August 2024.

Uintah River High School
The Ute Native American Tribe opened Uintah River High School to serve its members. From opening until now, the school has operated in an old manufacturing building that has very little natural light, plumbing that always causes fits, and too many other issues to mention. Odyssey Partners is working in conjunction with the tribe as an owner's rep to design, permit, and construct a brand new high school and adult education center that will last for generations to come. Odyssey is also managing a large infrastructure project to serve the school and community.

Nancy Jay Industrial Park
Odyssey has partnered with LM Construction on this development project. We have completed the first 2 of 8 buildings located on the northeast corner of Eagle Rock Street and Nancy Jay Street. When fully completed, the park will total 327,984 sf of rentable space. Each of the 8 buildings will have 4 dock high loading doors and 2 grade level doors.

Fully leased as a sale leaseback transaction with Packaging Matters, an aluminum rolling company. Odyssey facilitated the permanent financing, negotiated the long-term lease, and raised the necessary equity.

Siempre Reception and Event Center
Odyssey joint ventured and served as project and construction manager on this high-end wedding and event center at the South Mountain Golf Course in Draper, UT. Odyssey also led the charge in securing the long term financing. Siempre has been featured twice in People Magazine.
